Three choices worth knowing about

  • Hotel-style fee, not the split fee. The default 3% is Airbnb's host-only service fee. Listings on the split-fee model pay roughly 14–16% instead — switch the percentage if that is you.
  • Cleaning is revenue and cost. The fee a guest pays counts as revenue and the turnover cost counts as a cost, so a $90 fee against a $70 clean adds $20 a stay, not $90.
  • Fees apply to gross revenue. Platform, management and maintenance percentages are applied to gross revenue including the cleaning fee, which keeps them conservative.

What is not in the numbers

  • Income tax, sales tax, and any state or city nightly, lodging or occupancy levies.
  • Big one-off replacements (roof, HVAC, hot tub) beyond the maintenance percentage.
  • Interest-only vs repayment mortgage detail — the mortgage line is whatever you actually pay monthly.
  • Seasonal swings: this is a year-at-a-glance average, not a month-by-month forecast.
