Short-term rental profit calculator for US hosts and investors
What will this Airbnb actually earn you?
Type in your nightly rate, occupancy and real running costs and the calculator works on your numbers straight away: every input is live, and you can see exactly which figures it produces and how each one is derived. The figures themselves — net cash flow per month, net margin, break-even occupancy and nightly rate, and how long your furnishing spend takes to pay back — come with the $10 unlock for one property. Nothing is sent to us and nothing you type is stored.

Locked — the full analysis
The full analysis for one property, $10 once
Your inputs on the left are live and free, and the formulas below are public. The figures they produce are what the unlock opens — this page never shows a free result.
- The cost breakdown line by line, with each line's share of revenue
- Break-even occupancy — the occupancy where net cash flow hits zero
- Break-even nightly rate — what you must charge at the occupancy you entered
- Payback on your setup cost — how long your furnishing spend takes to come back
- The first 24 months after setup, with the one-off spend spread across them
One payment of $10 unlocks this property for good — you land back on this page with the figures filled in.
What the unlock fills in
These rows appear here, computed from the numbers you type, as soon as the analysis is unlocked.
Example only, not an average: a $180-a-night two-bedroom at 65% occupancy, a $1,400 monthly mortgage and $8,000 of furnishing.

How this is calculated
Every figure the unlock reveals comes from the formulas below, run on the numbers you type. The maths runs in your browser the moment an input changes, and nothing you enter leaves the page — the formulas are public and the computed results are what the $10 unlock opens.
| Figure | Formula |
|---|---|
| Booked nights per year | nights available × occupancy % |
| Stays per year | booked nights ÷ average length of stay |
| Gross revenue | (booked nights × nightly rate) + (stays × cleaning fee charged to guest) |
| Platform / host service fee | gross revenue × platform fee % |
| Property management fee | gross revenue × management fee % |
| Maintenance & repairs | gross revenue × maintenance % |
| Cleaning cost | stays × cleaning cost per stay |
| Fixed annual costs | (mortgage or rent × 12) + property tax + insurance + ((utilities + supplies + internet & software) × 12) |
| Operating costs | platform fee + management fee + maintenance + cleaning + fixed annual costs |
| Net cash flow | gross revenue − operating costs (annual, then ÷ 12 for the month) |
| Net margin | net cash flow ÷ gross revenue |
| Setup amortisation | setup cost ÷ 24 months |
| Break-even occupancy | fixed annual costs ÷ (revenue at 100% occupancy × (1 − combined fee & maintenance %) − cleaning cost at 100% occupancy) |
| Break-even nightly rate | ((fixed annual costs + cleaning cost) ÷ (1 − combined fee & maintenance %) − cleaning fee revenue) ÷ booked nights |
| Payback on setup cost | setup cost ÷ monthly net cash flow |
Three choices worth knowing about
- Hotel-style fee, not the split fee. The default 3% is Airbnb's host-only service fee. Listings on the split-fee model pay roughly 14–16% instead — switch the percentage if that is you.
- Cleaning is revenue and cost. The fee a guest pays counts as revenue and the turnover cost counts as a cost, so a $90 fee against a $70 clean adds $20 a stay, not $90.
- Fees apply to gross revenue. Platform, management and maintenance percentages are applied to gross revenue including the cleaning fee, which keeps them conservative.
What is not in the numbers
- Income tax, sales tax, and any state or city nightly, lodging or occupancy levies.
- Big one-off replacements (roof, HVAC, hot tub) beyond the maintenance percentage.
- Interest-only vs repayment mortgage detail — the mortgage line is whatever you actually pay monthly.
- Seasonal swings: this is a year-at-a-glance average, not a month-by-month forecast.
This is an estimate, not tax, legal or financial advice. Check the numbers against your own records and a professional before you commit money to a property.
